Kingston
A new single-storey residence in Kingston designed by 1+2 Architecture. A skillion roof form is wrapped in vertical timber cladding, with the soffit lined in matching timber and folded down into a batten screen that shelters the entry. Blockwork walls anchor the timber volume to the site and form a private entry court. Detailing is exposed and unforgiving: mitred timber corners, flush junctions between cladding and screen, and a sliding timber door that reads as part of the wall when closed.
The house sits on a new estate block with a northerly aspect, and the plan is organised around that: living spaces open to the north through full-height glazing, bedrooms sit behind, and a small courtyard off the kitchen gives a sheltered outdoor room out of the wind. Inside, the finishes are honest and few. Burnished concrete floors run throughout, joinery is white with timber trims that match the cladding, and the living wall is a single piece of built-in shelving and storage. It is the kind of house where the quality of the build is on show at every junction, which is why we took it on.
